HVAC Before & After in Dallas, TX

Photos tell the truth faster than any sales pitch. Around Dallas, we work on systems that have been baked by 100-degree summers, frozen through February cold snaps, and occasionally wired by someone who should have known better. The before and after projects below show what we actually found in the field, what we did about it, and why the finished job looks the way it should. The work is real. The standard is written down.

AC Repair in Lake Highlands: Fried Contactor and a System Running Hot

Before: condenser unit in Lake Highlands with a fused contactor and pitted wiring. After: new contactor, cleaned condenser coil, and a unit pulling normal amperage.

The homeowner called us because the outdoor unit would hum but the fan would not spin, and the house was climbing past 84 degrees by noon. The problem was a welded contactor, which is the electrical switch that tells the condenser to turn on. We replaced the contactor, cleaned the condenser coil so the system could shed heat again, and checked the capacitor while we were in there. The system dropped the house to 74 by late afternoon. That repair is guaranteed in writing for a full year; if it fails in that time, we return at no charge.

Heat Pump Installation in Richardson: Retiring a 19-Year-Old R-22 System

Before: an aging R-22 heat pump with a rusted cabinet and a leaking evaporator coil. After: a new high-efficiency heat pump with a factory-matched air handler and new refrigerant lines.

This one started as a repair call for a refrigerant leak, but the leak was in the evaporator coil and the system still ran on R-22, which is being phased out and has gotten expensive to recharge. The honest math pointed to replacement. We removed the old heat pump and air handler, installed a new matched system, and replaced the copper line set rather than flushing old oil through it. The new unit cools the same 2,100 square feet while drawing noticeably less power. The price was in writing before any work started, per The Garrison Standard.

Furnace Repair in Plano: Cracked Heat Exchanger Caught Before It Mattered

Before: a 15-year-old furnace with a cracked heat exchanger visible under inspection. After: a replacement heat exchanger section and a furnace that burns clean and exhausts properly.

We were there for what the homeowner described as a funny smell when the heat kicked on. A camera inspection of the heat exchanger, the metal chamber that separates the fire from the air you breathe, showed a crack. That is a carbon monoxide risk and we shut the furnace down on the spot. Because the furnace was otherwise solid, we replaced the heat exchanger rather than selling a whole new unit. We also verified the exhaust flue and gas pressure before we left. The furnace now heats the house quietly and the air tests clean.

AC Repair in Mesquite: Undersized Duct Return Suffocating a Good System

Before: a single undersized return grille pulling air through a restrictive filter slot. After: a second return added and the original filter housing reworked for proper airflow.

The system was only six years old, but it could not keep the back bedrooms comfortable and the evaporator coil kept freezing over. The real problem was airflow. The house had one small return, so the system was starved for air and working against itself. We added a properly sized return in the hallway and reworked the filter housing to reduce static pressure. The coil stopped freezing, the temperature evened out across the rooms, and the system no longer runs all day to hit setpoint. Fixing the duct side of the equation often matters more than the equipment.

Furnace Repair in Garland: Short-Cycling Limit Switch and a Dirty Blower Wheel

Before: a blower wheel caked with dust and a limit switch tripping every few minutes. After: a cleaned blower assembly and a furnace that runs a complete heating cycle.

The furnace would light, run for two or three minutes, shut off, and repeat. The limit switch, a safety sensor that cuts the burner if the furnace gets too hot, was doing its job because the blower wheel was so clogged it could not move enough air. We pulled the blower, cleaned the wheel and housing, and verified the limit switch was still functioning correctly rather than just replacing it. The furnace now completes a full cycle and the house holds temperature. Most furnace repairs run $150 to $450 depending on the part; this one was on the lower end because nothing needed replacing.

Heat Pump Installation in Carrollton: From Window Units to Central Heat Pump

Before: a 1950s home cooled by three window units and heated with space heaters. After: a centrally ducted heat pump system with a new thermostat and sealed supply runs.

This house had no central HVAC at all. The homeowner had been living with window units in summer and plug-in space heaters in winter, which is expensive and uneven. We sized a heat pump based on the actual square footage and window exposure rather than guessing, then installed the air handler, condenser, and a compact duct system. The house now cools and heats from one thermostat. Heat pumps are a good fit in North Texas because our winters are usually mild, which is when these units run most efficiently.
